FOR A SMOOTH CLOSING

Finalize Your Mortgage
Make sure you have supplied your lender with all necessary documents and that your financing is in place for closing day.
Attend A Final Walk-Through
A pre-closing walk through is a final check to ensure theat hte home is in hte same condition it was during the inspection. The timing of hte walk through is usal set one week prior to closing.
Title Search Date
Is called a ‘Requisition Date, often referred to as a title search deadline date, is the last date upon which a buyer’s lawyer can require the seller to clear up any title problems. This may be important, especially if the buyer intends to mortgage the property.
Prepare To Pay Closing Costs
When you applied for your mortgage you received a good-faith estimate of closing costs. as closing approaches your lawyer will advise you how much money you will be expected to bring to closing and what forms of payment are acceptable. I.e land transfer tax, lawyer fees etc.
Get Ready To Move
Make sure to set aside moving costs and to pre-book your moving truck and hired help to ensure your on schedule come closing.
