  • Review types of listing agreements, either exclusive or Multiple Listing Service (MLS) System.

  • Verify legal names of owner(s) in Ontario's public property records and legal property description.
  • Research property's current use, zoning, and any registered easements or restrictions, and order a property survey on title if available.
  • Verify utilities and property tax amounts for the property for the past 12 months.
  • Obtain rental contracts information for items like water heater, alarm, furnace, or AC that you would like the buyer to assume.
  • Obtain copies of any previous home inspection reports, appraisals, surveys, house plans, warranties, etc.
