Showings - Understanding Your Role
A REALTOR® will take care of almost all of the details, but we do have a few tips to maximize the showing experience. Having a flexible showing schedule will help to maximize showing times as we don't want you to miss out on any potential buyers.

Offers And Negotiations 
Any offers pertained to your property will be sent to your agent who will then present and review all details including the benefits and risks. You will have the opportunity to either accept, counter or reject an offer based on its merits.
Agreement Of Purchase And Sale
Negotiations can take days to complete depending on how complex the offer is. If both parties have agreed to all of the terms of the offer and have signed the acceptance of the agreement, we are on the road to sold.

  • Review offers submitted by buyers real estate professional and present offer based on offer direction.

Final Steps - Managing The Transaction Through To Close
A pending sales agreement generally includes contingencies and special conditions to be fulfilled by the buyer and or seller by the deadline date(s) indicated on the purchase agreement. As your representative I will work closely with the buyers agent to help streamline respective contractual obligations associated with finalizing the sale getting you to "Closing Day!"
  • Deposit cheque into listing brokers trust account.
  • Forward copy of the agreement and all pertinent details of the agreement to the sellers solicitor.
  • Send copy of agreement to mortgage broker / bank, as requested.
  • Ensure that all contingencies and conditions in the agreement are met and duly waived is the goal.
  • Arrange with buyer and buyers agent any inspection by mortgage broker and or bank, building inspector.
  • Arrange if any extra viewings to satisfy conditions in the agreement.
  • Common closing costs to consider.
